Buying property in Central Luzon: common questions

Does LupaAtBahay charge buyers or handle payments?

No. Browsing and inquiring are free, and we never collect payments or reservation fees. Any agreement is made directly between you and the seller, so inspect the property and verify its documents before paying anything.

Can I list my property on LupaAtBahay?

Yes, and listing is free — no fees, subscription or commission. Real estate agents, agencies and private owners can sign up and submit listings with photos, price and location. Our team reviews each listing before it's published.

What's the difference between a titled lot and a rights-only lot?

A titled lot has a Transfer Certificate of Title (TCT) or Original Certificate of Title (OCT) registered with the Registry of Deeds, so ownership is clear and it can be transferred or used as loan collateral. A rights-only lot (often sold with a tax declaration or barangay certification) usually costs less, but it's harder to title later and banks and Pag-IBIG generally won't finance it. Always ask which one you're buying.

How do I contact a seller on LupaAtBahay?

Open any listing and use the "Contact about this property" form. Your message goes directly to the agent or owner, who replies to you by email or phone. You don't need an account to send an inquiry.

Which areas does LupaAtBahay cover?

Zambales, Bataan, Tarlac and Pampanga in Central Luzon, including Subic, Olongapo, Morong, Balanga, Angeles City, Clark, San Fernando and Tarlac City.

What does "house and lot" (lupa at bahay) mean?

A house and lot -- lupa at bahay in Tagalog -- is a residential property where the house and the land it sits on are sold and titled together as one property, usually under a single Transfer Certificate of Title (TCT). That's different from a condo unit, where you don't own land directly, or a bare lot with no house built yet.
